Construction management
Lower build costs. Less commercial risk.
With construction management, you contract directly with each trade contractor and we manage them on your behalf. There is no main contractor between you and the work.
Lower build costs
A main contractor adds overheads and profit to the price of every trade. Under construction management you don't pay those. You pay each trade contractor directly, plus our management fee.
Less commercial risk
The market for contractors is challenging. If a main contractor fails part-way through a build, the whole project can stop. Under construction management, if one trade contractor fails, that package is replaced and the rest of the work carries on.
Side by side
Main contract and construction management compared
| Main contract | Construction management | |
|---|---|---|
| You contract with | One main contractor | Each trade contractor directly |
| Main contractor overheads and profit | Included in the price | Not paid |
| Who manages the trades | The main contractor | Thamesford, on your side |
| If a contractor fails | The whole project can stall | One package is replaced |
How it works
What we do for you
Package
We split the works into trade packages and agree the programme with you.
Tender
We tender each package and recommend the contractor for each one.
Manage
You sign each trade contract. We coordinate the trades and run the site day to day.
Control
We manage payments, variations and the programme across every package, and report to you monthly.
Is it right for your project?
Construction management suits clients who want lower costs and better visibility of what they are paying for. Because you hold the trade contracts, it works best with an experienced manager on your side. That is what we provide.
Talk it through
Every project is different. We'll look at your scheme and tell you plainly whether construction management or a main contract is the better route.
